Many of us share a deep belief that we are meant to do something on this Earth – something deep, powerful and spiritual – but we do not know what it is.   We yearn for something more, even when we have everything because there is still something missing.  Often that is the sense of community.

The purpose of creating a residential community within Harmonia is to bring the art of life and work within reach of people, especially those interested in discovering inner fulfillment from living a simpler, natural lifestyle.  We envision the community as a cross-section of teachers, students, and supporters from around the world.  It is a group of people who intentionally come together to support each other’s creativity and growth and live in harmony with the earth.

The residential phase of Harmonia will start in 2021.  Those wishing to live and build homes in Harmonia need to work, study, support or volunteer at Harmonia for six months prior and  be approved by the membership.  We will purchase adjoining land designated fro residential housing.

The property is a school, community and nature reserve and will not be lotted nor can the land be purchased.  It is a community, not a real estate development.  Those constructing houses can register the house with the government and get an escritura (deed) for the structure, but the land is titled to Harmonia.

Areas not designated for classrooms, offices, agriculture, trails and other structures will be open for building.  It is first come, first served.  Building fees will be based upon the size, style and materials of the home as well as the views.  A simple casita with a minimal environmental impact and a jungle view will have a lower fee than a larger home with a view of the lake.  Some buy-in fees will be reduced or eliminated to bring in certain specialists essential to the community.

Houses may not be flipped.  Owners may not sell the house for more than it cost to construct or purchase.  Buyers must be approved by the membership circle.

Houses can be put into the Harmonia rental pool.  For house rentals, Harmonia will switch out the beds, sheets, dishes, towels, dinnerware, pots and pans for guests.  Harmonia will set the rental rates and take 50 percent of the rental fees.  Private rentals (AirBnB) or sublets are not permitted.  Owners can invite work exchangers and Harmonia residents to live in their homes as caretakers when the house is unoccupied.

All residents will volunteer ten hours a month for Harmonia and pay a low, varying annual fee that will cover the taxes, utilities and maintenance fees for the property at large.  Homeowners will be responsible for property taxes on said structures.  Residents may take any class for free as long as there is space.  (Materials to be paid for by the resident.)   Residents also receive discounts on events.
